Transaction Coordination · California
The steady hand behind every closing.
You work your clients. I handle the file, from accepted offer to recorded deed.
Why it matters
One missed deadline can cost the deal.
Real estate transactions move fast. It only takes one missed deadline or misplaced signature to put a deal at risk. My job is to make sure that never happens.
With 20+ years of administrative experience and full command of the paperwork, platforms and timelines, I keep every transaction organized, on schedule and moving forward. Quietly, from start to close.
The approach
Three steps to a clean close
Services & pricing
Clear pricing. No surprises.
Add-ons
No fee if the transaction doesn't close. You only pay for a completed file.
Questions
Before you start a file
What does a transaction coordinator do?+
I handle the administrative side from acceptance to close: tracking deadlines, coordinating disclosures and signatures, working with escrow and lenders, and keeping everyone on schedule.
What doesn't a transaction coordinator do?+
I don't order inspections, give legal or contract advice, or negotiate on your behalf. Decisions on the transaction stay with you and your client. I keep the paperwork and the timeline on track.
How do I start a file?+
Click Start a File and fill out the intake with the parties' contact details, the property address, key dates and any documents you have. I follow up within one business day.
Do you work outside Siskiyou County?+
Yes. I work with agents across California, remotely, through secure document platforms.
What if the transaction falls through?+
There's no fee unless the file closes.
Are you insured?+
Yes. I carry errors and omissions insurance for my transaction coordination work.
What platforms do you use?+
Mostly Dotloop, plus DocuSign, zipForm and SkySlope. I'm happy to work inside your brokerage's platform.
How do I pay?+
Through your brokerage's commission disbursement authorization at close of escrow, or by direct invoice.
